PLANNING AND ZONING COMMISSION
RESOLUTION NO. 2002-16
RESOLUTION OF THE SEWARD PLANNING AND ZONING COMMIS-
SION, RECOMMENDING KENAI PENINSULA BOROUGHAPPROV AL OF
THE FEDERAL ADDffiON, CALLAHANREPLAT SUBJECT TO CERTAIN
CONDITIONS
WHEREAS, Cline & Associates submitted a preliminary plat of the Federal Addition,
Callahan Replat to the City of Seward for review and recommendation to the Kenai Peninsula
Borough; and
WHEREAS, the subdivision divides a single parcel made up of portions ofU.S.S. 703 and
U.S.S. 1116 into two lots; and
WHEREAS, the property is zoned Single-Family Residential which allows primarily single-
family homes; and
WHEREAS, the new lots meet the minimum lot size and width requirements of the Seward
Zoning Code; and
WHEREAS, in accordance with Seward City Code, the Commission held a public hearing on
the preliminary plat at its April 9, 2002 regular meeting.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission recommends Kenai Peninsula Borough approval the Federal
Addition, Callahan Replat subject to the following conditions:
1. Provide the utility easements identified on the preliminary plat; and
2. Provide an as-built survey to verify that the subdivision will not create any setback or lot
line encroachments.
Section 2. This resolution shall take effect immediately upon its adoption.
PASSED AND APPROVED by the Seward Planning and Zoning Commission this 9th day of
April, 2002.
