RESOLUTION 2004-11
A RESOLUTION OF THE SEWARD PLANNING AND ZONING
COMMISSION, RECOMMENDING THE KENAI PENINSULA
BOROUGH APPROVAL OF THE PRELIMINARY REPLAT FOR
LOT 32A, BLOCK 23, ORIGINAL TOWNSITE OF SEWARD FIKE
REPLAT, A RESUBDIVISION OF LOTS 32, 33, 34 & THE NORTH
Yz OF LOT 31, BLOCK 23, ORIGINAL TOWNSITE OF SEWARD
WHEREAS, Cline & Associates submitted a preliminary plat which would create
a resubdivision of Lots 32,33,34 and the North Y, of Lot 31, Block 23, OTS to the City of
Seward for review and recommendation to the Kenai Peninsula Borough; and
WHEREAS, the replat vacates the interior lot lines of Lots 32, 33, 34 and the
North Y, of Lot 31, Block 23, OTS and creates one lot; and
WHEREAS, the property is zoned OR, Office Residential; and
WHEREAS, the existing structures were built prior to 1968 and are
nonconforming structures according to S 15.10.315. (c) and subject to 15.10.315 (t); and
WHEREAS, this platting action creates a lot of approximately 10,500 square
feet; and
WHEREAS, the new lot meets the minimum lot size and width requirement of
the Seward City Code; and
WHEREAS, the property is currently serviced by municipal water, sewer and
electric; and
WHEREAS, the Engineering and Utilities Department has stated that a
subdivision agreement is not required for this subdivision.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission recommends that the Kenai Peninsula Borough approve the
resubdivision via lot-line vacation of Lots 32, 33, 34 and the North Y, of Lot 31, Block
23, Original Townsite of Seward, creating Lot 32A, Block 23, Original Townsite of
Seward Fike Replat.
