RESOLUTION 2004-13
A RESOLUTION OF THE SEWARD PLANNING AND ZONING
COMMISSION, RECOMMENDING THE KENAI PENINSULA
BOROUGH APPROVAL OF THE PRELIMINARY REPLAT OF
LOT lA AND LOT 2A, BLOCK 10, SEWARD SMALL BOAT
HARBOR, PRUITT REPLA T
WHEREAS, Integrity Surveys has submitted a preliminary plat which would
create a resubdivision of Lots 1A and 2A, Block 10, Seward Small Boat Harbor to the
City of Seward for review and recommendation to the Kenai Peninsula Borough; and
WHEREAS, the property is zoned HC, Harbor Commercial; and
WHEREAS, this platting action creates lots of approximately 1.856 acres and .38
acres; and
WHEREAS, the new lots meets the minimum lot size and width requirement of
the Seward City Code; and
WHEREAS, the property is currently serviced by municipal water, sewer and
electric; and
WHEREAS, the Engineering and Utilities Department has stated that a
subdivision agreement is not required for this resubdivision.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission recommends that the Kenai Peninsula Borough approve the
resubdivision of Lots I and 2, Block 10, Seward Small Boat Harbor, creating Lots lA,
and 2A, Block 10, Seward Small Boat Harbor, Pruitt Replat subject to the following
conditions:
1. An as-built survey verifying that the North lot line does not create an
encroachment into the City set-back; and
