RESOLUTION NO. 2005-04
A RESOLUTION OF THE SEWARD PLANNING AND ZONING
COMMISSION, RECOMMENDING KENAI PENINSULA BOROUGH
APPROVAL OF THE PRELIMINARY PLAT FOR FOREST ACRES ORR
REPLAT NUMBER 2, A SUBDIVISION OF LOTS BU & BV, FOREST
ACRES SUBDIVISION
WHEREAS, Cline & Associates has submitted a preliminary plat to the City of Seward
on behalf of Nathan Orr, for Forest Acres Orr Replat Number 2, a subdivision of Lots BU & BV,
Forest Acres Subdivision, located in the NW Y4, Section 34 Township 1 North, Range 1 West,
Seward Meridian, Alaska, City of Seward, Seward Recording District, containing 1.469 acres,
for review and recommendation to the Kenai Peninsula Borough; and
WHEREAS, this subdivision divides two lots into three lots and dedicates an additional
five foot of right-of-way to the adjacent streets, Oak Street, Ash Street and Pine Street; and
WHEREAS, the property is zoned Rural Residential (RR) which is intended to provide
for stable, quiet, low density (one or two dwelling units per acre) detached single-family
residential development, free from other uses except those which are both compatible and
convenient to residents of such a district including recreational, religious and educational
facilities of an appropriate scale and design complementary to the neighborhood character; and
WHEREAS, the Commission concurs that a variance is not required since the
subdivision meets the intent ofthe code 15.10.220, note 2c; and
WHEREAS, this subdivision will provide more land for development within the City of
Seward, and
WHEREAS, in accordance with Seward City Code, the Commission held a public
hearing on the preliminary plat at its March 1, 2005 regular meeting.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
