RESOLUTION NO. 2005-05
RESOLUTION OF THE SEWARD PLANNING AND ZONING COMMIS-
SION, RECOMMENDING KENAI PENINSULA BOROUGH APPROVAL OF
LOTS 3-6, BLOCK 18, FEDERAL ADDITION, ORR, REPLAT
WHEREAS, On behalf of property owner Nathan Orr, Cline and Associates has submitted a
preliminary plat of Lots 3-6, Block 18, Federal Addition to the City of Seward for review and
recommendation to the Kenai Peninsula Borough; and
WHEREAS, the subdivision replat vacates the interior lot lines of Lots 3, 4, 5, and 6, Block
18, Federal Addition, and creates the single Lot 3A; and
WHEREAS, the existing buildings located on this property house the Murphy Motel; and
WHEREAS, the Seward City Code states that, no building, except a single-family residence,
may be constructed across platted property lines; and
WHEREAS, the vacation of the interior lot lines was also a required condition of the 1998
storage building remodel and the 1999 new 12 unit hotel addition; and
WHEREAS, the property is zoned Central Business District which allows all of the existing
uses ofthe property, and the subdivision replat meets the minimum lot size and width requirements of
the Seward Zoning Code; and
WHEREAS, the property is currently serviced by municipal water, sewer and electric; and
WHEREAS, the Engineering and Utilities Department has stated that a subdivision
installation agreement is not required for this subdivision.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
