BANK VAULT ENTRY 2 - 1'-0" STATE MAP NOT TO SCALE SITE PLAN 1/16" = 1' 0" MASSING DIAGRAM NOT TO SCALE As one of the longest continually run businesses in Seward the Brown & Hawkins Complex embodies the Alaskan port city's historic development. From its founding as a goldrush era mercantile, through Seward's boom years, the devastation of the 1964 earthquake, and into the 21 st century, Brown & Hawkins has played a key role in Seward's development. The building was listed on the National Register of Historic Places in 1988 (NRIS reference number 88000710). Three generations of the Hawkins family operated the business between 1903-2013 and building ownership remains with the family. The origins of the Brown & Hawkins business and complex Ile with two men Charles E. Brown of Montreal, Quebec, and Thomas William (T.W.) Hawkins of Roanoke, Virginia. Brown and Hawkins arrived in Alaska in 1897 and 1898, respectively. By 1900, both men had settled in Valdez, where they established the original Brown & Hawkins store. When businessman John Ballaine founded Seward in 1903, Hawkins became one of the town's first settlers, opening a Brown & Hawkins store that same year in the heart of the commercial district. Within a year, Brown had closed the store in Valdez and joined Hawkins in Seward. Brown & Hawkins quickly became the primary purveyor of goods in Resurrection Bay, selling groceries, clothing, hardware, coal, and even cars to the budding community of Seward as well as to miners, trappers and fishers across the region. Determined to help the newly founded port city succeed, the pair invested heavily in local telegraph and electric companies and opened their own shipping company, warehouses, bank, hotel, and saloon. The building complex, constructed in phases between 1904-1909. evolved to accommodate the changing fortunes and needs of its owners and community with three storefronts on the ground floor, each with a full basement, and a ballroom and apartments above. Brown and Hawkins built a sin at 207 Fourth Avenue in 1903 to serve as a makeshift store. In 1904 that single -story building I g i din was replaced with the existingcentral two-story building in the complex including the building P ry 9 P 9 staircase to the north. The southernmost building in the complex (205 Fourth Avenue) was constructed in 1904, which is evident in historical photos. The building previously housed the Seward Club Saloon and was purchased by Brown and Hawkins in 1914. The northernmost building in the complex (209 Fourth Avenue) was constructed in two phases. The ground floor was built in 1907 and then enlarged in 1909 when Brown and Hawkins acquired it and added the second story. As part of the second -floor addition, the storefront fagades of 207 and 209 Fourth Avenue were redesigned to create the appearance of a singular building with a cohesive fagade. PHOTOGRAP The business flourished, and Brown & Hawkins opened additional stores in Anchorage and Kruk to capitalize on the Alaska Railroad's 1915-1923 expansion that connected Seward's Ice -free and naturally deep port to the Territory's interior. Brown retired by 1926 and Brown & Hawkins consolidated its mercantile businesses to the Seward store. Brown died in 1929, and Hawkins managed the business until his death in 1946. His stepson, Jim Hawkins, took over the business until passing it to his half-sister, Virginia Darling in 1956, who managed the property and operated the businesses until 1990. Darling's son Hugh and his wife Ins took over the business in 1990. In 2002, the Darlings rehabilitated the fagade to resemble Its 1920s appearance. Although the Brown & Hawkins business officially closed in 2013, local businesses rent the storefronts, and tourists stay in the apartments as vacation rentals. The building complex remains an icon of Seward's twentieth century history. Historic American Building Survey (HABS) documentation of the Brown & Hawkins Complex was undertaken by the Alaska Regional Office (ARO) of the National Park Service (NPS). The project was sponsored by the ARO Cultural Resources Program Manager Jennifer Pederson Weinberger. Project planning was coordinated by ARO Senior Historical Architect Grant Crosby and ARO Historical Architect John Wachtel, and by AECOM Senior Architectural Historian Patience Stuart. Fieldwork was conducted by Patience Stuart, Autumn Buckridge and Fred Hirschman in October 2022. Measurements of the site were collected using high -definition laser scanning technology, also known as LiDAR (Light Detection and Ranging). Measured drawings were prepared by Seth Bergeson, Autumn Buckridge Andreea lonescu and Trevor Smith AECOM.
