PLANNING AND ZONING COMMISSION
RESOLUTION NO. 93-011
A RESOLUTION OF THE SEWARD PLANNING AND ZONING
COMMISSION, AMENDING THE CONDITIONAL USE PERMIT
ISSUED TO TANYA SANDEFUR AND LEE GORDANIER
DBA FOUR SEASONS MARINE
WHEREAS, the partnership between Lee Gordanier and Tanya Sandefur has been
dissolved, leaving Tanya Sandefur as sole owner of Four Seasons Property Management,
formerly Four Seasons Marinej and
WHEREAS, because of limited finances and the dissolution of the partnership,
permittee was unable to complete the planned development within the original two year
periodj and
WHEREAS, the inclusion of an additional small commercial shop is still less than
the original concept before being amended to include four buildings and would not
greatly change the overall concept of the projectj and
WHEREAS, as long as adequate open space is allowed to the north and south,
allowing the restaurant facility proposed by Mager Marine Tours to meet zoning code
height limitations would not greatly reduce the overall aesthetics of the harbor
waterfrontj
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Conditional Use Permit issued to Lee Gordanier and Tanya
Sandefur dba Four Seasons Marine on 04/06/88 and amended 11/2/88 and 4/5/89 is
amended as follows:
a. The pennittee is listed as Tanya Sandefur dba Four Seasons Property
Management.
b. The proposed restaurant building may not exceed two stories in height, and
the building plans must be approved by the Planning Commission prior to
construction of the building.
c. A sixth building is authorized provided it is limited to a single story
structure not exceeding 15 feet in height.

d. Prior to beginning any construction, permittee will submit to the Planning
Commission for review an as-built survey of the project with existing
buildings, utility easements, lease parcel B parking and footprints of the
proposed structures.
Section 2. This resolution shall take effect immediately upon its adoption.
PASSED AND APPROVED by the Seward Planning and Zoning Commission this
7th day of April, 1993.
