RESOLUTION NO. 28:01
A RESOLUTION OF THE SEWARD PLANNING AND ZONING COMMIS-
SION, GRANTING A SIGN VARIANCE TO SIGNCO SIGN COMPANY TO
PLACE A 30 SQUARE FOOT WALL SIGN ON THE EAST SIDE OF THE
NAPA AUTO PARTS BUILDING LOCATED AT 1500 THIRD AVENUE, ON
LOT 1, BLOCK 1, NORTH HARBOR SUBDIVISION
WHEREAS, Signco Sign Company has applied for a sign variance to place a 30 square
foot wall sign on the east side of the Napa Auto Parts building located on Lot 1, Block 1, North
Harbor Subdivision; and
WHEREAS, the sign code only allows signage on sides of a building where there is actual
street frontage; and
WHEREAS, the east side of the Napa Auto Parts building faces Fourth Avenue, however,
the property is separated from the street by a parcel of Alaska Railroad property; and
WHEREAS, Seward City Code ~ 12.10.055 allows the Planning and Zoning Commission
to vary the rules, regulations or provisions of the sign code provided that the commission, upon
due and diligent investigation, makes specific findings that the conditions listed in Section 1 have
been considered.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission has reviewed the request by Signco Sign Company for a sign
variance and the City administration's report and made the following findings in accordance with
SCC ~ 12.10.055:
A. The variance will not constitute a grant of special privilege inconsistent with the
limitations upon signage and uses of other properties in the vicinity and zone in which the
property is located. Granting a variance for the proposed 30 square foot wall sign on the east side
of the building will not exceed the property's total allowed signage. The Harbor Commercial
zoning district allows one square foot of signage per lineal foot of street frontage. Lot 1, Block
1, North Harbor Subdivision has 185 feet of frontage on Third Avenue and 139 feet of frontage
on Port Avenue. Existing signage on the property totals 219 square feet. An additional 105
square feet of signage is allowed on the property.
