PLANNING AND ZONING COMMISSION
RESOLUTION NO. 2001-13
A RESOLUTION OF THE SEWARD PLANNING AND ZONING COMMISSION,
RECOMMENDING KENAI PENINSULA BOROUGH APPROVAL OF THE PRELIMI-
NARY PLAT OF SNOWDEN SUBDIVISION PARK PLACE REPLAT; AND FURTHER
RECOMMENDING CITY COUNCIL APPROVAL OF A LAND USE PLAN AND ZONING
AMENDMENT OF THAT PORTION OF TRACT B, PARK PLACE SUBDIVISION THAT
IS TO BE COMBINED WITH LOT lA, BLOCK 7, SNOWDEN SUBDIVISION FROM
PARK TO URBAN RESIDENTIAL
WHEREAS, City Council Resolution 2001-076 approved a Land Trade Agreement between
the City of Seward and Brad Snowden authorizing the disposal of a portion of City-owned Tract B,
Park Place Subdivision to Brad Snowden in exchange for a right-of-way dedication to Hulm Lane
from Lot lA, Block 7 Snowden Subdivision;
WHEREAS, the authorized exchange will correct the Hulm Lane road encroachment on
private property, and compensate the property owner with adjoining property currently owned by the
City; and
WHEREAS, in accordance with the Land Trade Agreement the City has contracted with
Cline & Associates to prepare a replat of Lot lA, Block 7, Snowden Subdivision and Tract B, Park
Place Subdivision in order to dedicate approximately 1,200 square feet of Lot 1 A, Block 7, Snowden
Subdivision to Hulm Lane; and combine approximately 2,248 square feet of Tract B, Park Place
Subdivision with Lot lA, Block 7, Snowden Subdivision; and
WHEREAS, in its approval of Resolution 2001-076, the City Council consented to the
subdivision of city-owned Tract B, Park Place Subdivision as required by Seward City Code Section
16.01.015 (B); and
WHEREAS, the Land Trade Agreement also stipulates that the City agrees to initiate a Land
Use Plan and Zoning Amendment of that portion of Tract B, Park Place Subdivision that is to be
combined with Lot lA, Block 7, Snowden Subdivision, from Park to Urban Residential; and
WHEREAS, Council Resolution 2001-076 directed the Planning and Zoning Commission
to hold the required public hearing and forward a recommendation to the City Council on the
proposed Land Use Plan and Zoning amendment as required by SCC 15.01.035; and
WHEREAS, in accordance with Seward City Code, the Planning and Zoning Commission
held the required public hearings on the Snowden Subdivision Park Place Replat; and land use plan
and zoning amendment of that portion of Tract B, Park Place Subdivision to be combined with Lot
lA, Block 7, Snowden Subdivision.
