RESOLUTION NO. 2004-15
A RESOLUTION OF THE SEWARD PLANNING AND ZONING
COMMISSION, RECOMMENDING KENAI PENINSULA BOROUGH
APPROVAL OF THE PRELIMINARY PLATTING ACTION BY THE
ALASKA RAILROAD CORPORATION (ARRC) FOR LEASE PARCEL
MAP SEWARD SMALL BOAT HARBOR, A SUBDIVISION OF PARCEL
A, LOT 1 AND A PORTION OF LOT 2, U.S.S. 9000
WHEREAS, Cline & Associates has submitted a preliminary plat to the City of Seward
for the Lease Parcel Map Seward Small Boat Harbor, a subdivision of Parcel A, Lot I and a
Portion of Lot 2, U.S.S. 9000, for review and recommendation to the Kenai Peninsula Borough;
and
WHEREAS, the property is zoned Harbor Commercial which is intended to provide an
area for water-dependent or water-related uses with particular emphasis on transportation,
tourist, recreational, commercial or industrial enterprises which derive major economic or social
benefit from a harbor location; and
WHEREAS, a significant amount of this property is leased on a long term basis and
contains permanent structures, and the remainder is used for parking, fire/access lanes; and
WHEREAS, the property is currently serviced by municipal water, sewer and electric;
therefore a subdivision installation agreement will not be required for this subdivision as
required by the Seward City Code Title 16 (Subdivision Code); and
WHEREAS, in accordance with Seward City Code, the Commission held a public
hearing on the preliminary plat at its October 7, 2004 regular meeting.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission recommends Kenai Peninsula Borough approval of the
Lease Parcel Map Seward Small Boat Harbor, a subdivision of Parcel A, Lot 1 and a Portion of
Lot 2, D.S.S. 9000 subject to the following conditions:
1. All existing utilities shall be located and listed on the plat as per ARRC permit.
2. A minimum 35 foot turning radius access shall be provided for vehicle access to
existing structures of Lots 1, 2 and 3.
