RESOLUTION NO. 2005-01
A RESOLUTION OF THE SEWARD PLANNING AND ZONING
COMMISSION, RECOMMENDING KENAI PENINSULA BOROUGH
APPROVAL OF THE REVISED AND RESUBMITTED CLEAR VIEW
SUBDIVISION NO.6
WHEREAS, Cline and Associates, Inc., on behalf of Leirer Enterprises, LLC has
submitted a preliminary plat to the City of Seward for Clear View Subdivision No.6, NW 1f4
Section 3, Township I South, Range I West, Seward Meridian, Alaska, City of Seward,
Seward Recording District, for review and recommendation to the Kenai Peninsula Borough;
and
WHEREAS, the subdivision will contain 3.24 acres and have twelve (12) lots; and
WHEREAS, the property is zoned R-2, Two Family Residential, which is intended to
provide for a medium density (one to seven dwelling units per acre) transitional housing area
with a mix of single and two-family units, free from other uses except those which are both
compatible and convenient to residents of such a district; and
WHEREAS, the new lots meet the minimum lot size and width requirements of the
Seward Zoning Code; and
WHEREAS, this subdivision will provide an eight foot wide pedestrian way and
adequate easements for utilities; and
WHEREAS, this subdivision will provide more land for development within the City
of Seward; and
WHEREAS, the developer has entered into a Subdivision Agreement with the City of
Seward, and
WHEREAS, as required by Seward City Code Section 16.01.015 Conditions to plat
approval, property owners within 300 feet of Clear View Subdivision No.6 were notified of
the proposed subdivision, and the property was posted with public notice signs; and
WHEREAS, in accordance with Seward City Code, the Commission held a public
hearing on the preliminary plat at its January 4, 2005 regular meeting.
