BOROUGH APPROVAL OF THE LOT 1, BLOCK 6, SEWARD L
BOAT HARBOR SUBDIVISION, SLIVER REPLAT, AS SUBMI, BY
CLINE AND ASSOCIATES V

WHEREAS, the lease holders of a portion of the City-owned, ~)), Block 6, Small Boat
Harbor Subdivision have hired Segesser Surveys to prepare a subdits~replat creating two separate
parcels in accordance with the terms of their lease agreement; anay
WHEREAS, it is the Planning and Zoning CommiccD-s responsibility to act in an advisory
capacity to the Kenai Peninsula Borough Planning Co~i~;;;egarding subdivision plat proposals;
and ~y

WHEREAS, as required by Seward....~tY Code Section 16.01.015 Conditions to plat
approval, property owners within 300 feet ofth~t 1, Block 6 Small Boat Harbor Subdivision were
notified of the proposed subdivision, ~,,~ property was posted with a public notice sign; and

WHEREAS, the prope~' n)tiis~ubdivision is zoned Harbor Commercial for which there is
currently no minimum lot size, )he minimum lot width requirements of thirty (30) feet have been
met, in accordance with th~,~ d City Code Title 15 (Zoning Code); and

WHEREAS, the ~operty is served by existing public utilities and developed streets, and
therefore meets all ~the requirements of the Seward Subdivision Code; and
WH~AS, the Subdivision Code 16.01.015 (B) stipulates that preliminary plats of City-
owned pr~rtY must have prior consent of the City Council prior to being submitted to the Kenai
Penin~~~ough Planni~g Commission for approval.

<) NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission recommends City Council and Kenai Peninsula Borough
approval of the Lot 1, Block 6, Seward Small Boat Harbor Subdivision, Addition 1 subject to the
following conditions:
