<br />I <br /> <br />I <br /> <br />I <br /> <br />Sponsored by: Janke <br /> <br />CITY OF SEWARD, ALASKA <br />RESOLUTION 2001-050 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEWARD, <br />ALASKA, AUTHORIZING THE CITY MANAGER TO ENTER INTO A <br />LEASE AGREEMENT WITH DALE & CAROL LINDSEY TO LEASE 1706 <br />SQUARE FEET OF OFFICE SPACE IN THE PETRO PLAZA BUILDING <br />FORA PERIOD OF TWO YEARS AT A RATE NOT-TO-EXCEED $1.85/SF <br />WITH AN OPTION TO EXTEND FOR TWO YEARS AT RATES TO BE <br />NEGOTIATED FOR THE COMMUNITY DEVELOPMENT OFFICE AND <br />THE ENGINEERING, BUILDING, AND ELECTRICAL DEPARTMENTS. <br /> <br />WHEREAS, the Community Development Office and the Engineering, Building, and <br />Electrical (Administration) Departments have been leasing space in the Ray Building for <br />approximately 19 years; and <br /> <br />WHEREAS, the Ray Building has deteriorated to the point where it is not suitable for office <br />space; and <br /> <br />WHEREAS, it is important to locate these departments in close proximity to each other due <br />to the nature of the business they conduct with the public and the desire of the City of Seward to <br />streamline the permit/code interpretation/zoning compliance process; and <br /> <br />WHEREAS, an RFP was issued in March of2001 for space to house the aforementioned <br />departments and three responses were received; and <br /> <br />WHEREAS, the lowest cost responder with space suitable for use by the City of Seward <br />Community Development Office and the Engineering, Building, and Electrical Departments was <br />Petro Plaza located at 234 4th Avenue who submitted a proposal to lease 1,706 square feet of <br />modem office space at a price of$1.85/sfincluding heat, electricity, water, sewer and two off-street <br />parking spaces; and <br /> <br />WHEREAS, the proposal from Petro Plaza includes an enclosed air conditioning and heating <br />system, heated sidewalks, back-up electrical generation, and is ADA accessible; and <br /> <br />WHEREAS, the annual operating costs for the four departments will be approximately the <br />same and can be absorbed by the departments in the existing CY 2001 budget; and <br /> <br />WHEREAS, approximately $38,000 ($34,700 est. plus contingency of $3,300) will be <br />required by the four departments to pay moving costs such as phone lines, signs, and furniture <br />requirements. <br />
