Sponsored by: Applicant <br /> �r. <br /> CITY OF SEWARD, ALASKA <br /> PLANNING AND ZONING COMMISSION <br /> RESOLUTION 2013 -07 <br /> A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF <br /> THE CITY OF SEWARD, ALASKA, RECOMMENDING CITY COUNCIL <br /> AND KENAI PENINSULA BOROUGH APPROVAL OF THE <br /> PRELIMINARY REPLAT OF THE GATEWAY SUBDIVISION, CREATING <br /> FOUR TRACTS TO BE KNOWN AS TRACTS C4, C5, C6 AND C7, <br /> GATEWAY SUBDIVISION ADDITION NO. 2 AND DEDICATING THE <br /> RIGHTS -OF -WAY EXTENSIONS TO BE KNOWN AS OLYMPIA ROAD <br /> AND AFOGNAK AVENUE, LOCATED WITHIN THE SE ' SECTION 33; <br /> WITHIN THE SINGLE FAMILY ZONING DISTRICT <br /> WHEREAS, CRW Engineering Group, LLC has submitted a preliminary plat to the City of <br /> Seward for review and recommendation to the Kenai Peninsula Borough; and <br /> ire WHEREAS, this replat subdivides the existing Tract C -1, Gateway Subdivision into four (4) <br /> parcels to be known as Tracts C4, C5, C6 and C7, containing approximately 33.55 acres; and <br /> WHEREAS, this replat dedicates the extension of two platted rights -of -way, Afognak <br /> Avenue and Olympia Road and numerous utility easements; and <br /> WHEREAS, the 1.44 acre Tract C -6, located in the northeast corner of this subdivision is the <br /> proposed site for the new City water tank; and <br /> WHEREAS, the property within this replat is all zoned Single Family Residential (R1), with <br /> Single and Multi- Family zoning to the south and west, Institutional and Single Family zoning to the <br /> east and Rural Residential and Resource Management zoning to the north; and <br /> WHEREAS, this subdivision area is not currently serviced by municipal water, sewer, <br /> electric, other utilities or constructed public rights -of -way; therefore a subdivision installation <br /> agreement is required before final approval recording of this replat; and <br /> WHEREAS, it is the Planning and Zoning Commission's responsibility to act in an advisory <br /> capacity to the Seward City Council and the Kenai Peninsula Borough regarding subdivision plat <br /> proposals; and <br />
