RESOLUTION 2014-10
A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF
THE CITY OF SEWARD, ALASKA, RECOMMENDING KENAI
PENINSULA BOROUGH APPROVAL OF THE PRELIMINARY REPLAT
OF LOTS 14,15 AND 16,BLOCK 36,ORIGINAL TOWNSITE OF SEWARD,
EAGLETON REPLAT,CREATING ONE LOT TO BE KNOWN AS LOT 14A,
LOCATED AT 611 SIXTH AVENUE
WHEREAS, Russell Oswald, Alaska Registered Surveyor, representing property owners
Matt and Kelly Eagleton, has submitted a preliminary plat to the City of Seward for review and
recommendation to the Kenai Peninsula Borough; and
WHEREAS,this replat combines the three(3)existing lots—Lots 14, 15 and 16,Block 36,
Original Townsite of Seward, into one (1)new lot to be known as Lot 14A; and
WHEREAS,Lot 14A will consist of 7,593 square feet; and
WHEREAS,this parcel contains a legal non-conforming single family home,constructed in
approximately 1940 and an existing shed; and
WHEREAS,the property is within the Urban Residential Zoning District; and
WHEREAS,the new lot meets the minimum lot size and width requirement of the Seward
City Code; and
WHEREAS,the property is currently serviced by municipal water,sewer,electric and other
utilities; therefore a subdivision installation agreement is not required for this replat.
NOW, THEREFORE, BE IT RESOLVED by the Seward Planning and Zoning
Commission that:
Section 1. The Commission recommends the Kenai Peninsula Borough approve the Seward
Original Townsite,Eagleton Replat,combining Lots 14, 15 and 16,Block 36,into one(1)new lot to
be known as Lot 14A, of approximately 7,593 square feet, subject to the following conditions:

1. Continue to work with the City Electric Department to provide the needed utility
easement on the West property line.
Section 2. This resolution shall take effect immediately upon its adoption.
PASSED AND APPROVED by the Seward Planning and Zoning Commission this 15t day
of July 2014.
