Sponsored by: Planning and Zoning Commission <br /> CITY OF SEWARD, ALASKA <br /> RESOLUTION 2018-001 <br /> A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SEWARD, <br /> ALASKA,RECOMMENDING KENAI PENINSULA BOROUGH APPROVAL <br /> OF THE FOREST ACRES SUBDIVISION, LOT A, HARMON REPLAT; <br /> CREATING FOUR (4) NEW LOTS TO BE KNOWN AS LOTS Al, A2, A3 <br /> AND A4; LOCATED WITHIN THE RURAL RESIDENTIAL DISTRICT <br /> WHEREAS, Integrity Surveys, Inc. submitted a preliminary plat to the City of Seward for <br /> review and recommendation to the Kenai Peninsula Borough; and <br /> WHEREAS,the property is zoned Rural Residential(RR)which is intended to provide for <br /> stable, quiet, low density (one or two dwelling units per acre) detached single-family residential <br /> development, free from other uses except those which are both compatible and convenient to <br /> residents of such a district, including recreational, religious and educational facilities of an <br /> appropriate scale and design complementary to the neighborhood character; and <br /> WHEREAS,this platting action subdivides the existing 2.438 acres of Lot A,Forest Acres <br /> Subdivision into four(4)parcels to be known as lots Al,A2,A3 and A4,containing approximately <br /> 24,960 square feet; and <br /> WHEREAS,the new lots meet the minimum lot size and width requirements of the Seward <br /> Zoning Code; and <br /> WHEREAS, the developer has entered into a subdivision agreement with the City of <br /> Seward, as per Seward City Code 16.05.015; and <br /> WHEREAS,this subdivision will dedicate an existing 5 foot Right-of-Way(ROW)and 10 <br /> foot utility easement along Maple Street, Cedar Street and Hemlock Street; and <br /> WHEREAS, this subdivision will provide more land for development within the City of <br /> Seward; and <br /> WHEREAS, as required by Seward City Code Section 16.01.015 Conditions to plat <br /> approval,property owners within 300 feet of Lot A, Forest Acres Subdivision,were notified of the <br /> proposed subdivision, and the property was posted with public notice signs; and <br /> WHEREAS,in accordance with Seward City Code,the Planning and Zoning Commission <br /> held a public hearing on December 5, 2017 and approved Resolution 2017-15, recommending <br /> Seward City Council and Kenai Peninsula Borough approval of the Harmon replat. <br />
